If water isn't coming into my basement, should I still be concerned about deteriorating mortar around the window?
Answer
In many cases we’d advise to take precautionary measures. The mortar around basement windows is a common problem area because it experiences movement and is exposed to moisture year after year due to the steel lintels above the basement windows expanding & contracting & cracking the mortar around it. Just because water hasn’t made it inside yet doesn’t mean the mortar isn’t deteriorating. We can remove the lintel & the failing mortar and install a new lintel & properly seal everything back up to help keep water out. It may help prevent you experiencing coming home one day & noticing a puddle of water on your basement floor & wondering where it came from.
