If only one side of my chimney has cracks, does that usually mean that side was built differently than the others?

It’s unlikely that once side of the chimney was built differently then the other 3 sides. What is more likely is that one side simply receives more weather exposure, moisture, wind, or freeze-thaw cycles than the other sides. If the damage is limited to a single side, that side can often be repaired or rebuilt without rebuilding the entire chimney. We’d inspect the rest of the chimney first to make sure those sections are still in good condition. There’s usually no benefit to replacing masonry that’s still solid.
