Why do the bricks near the top of my chimney seem to wear out faster than the rest of the chimney?

Because that’s the part of the chimney that’s exposed to the most weather year after year. If the chimney crown starts cracking or isn’t doing its job anymore, water gets into the brick and freeze-thaw cycles speed up the damage. We remove the deteriorated brick, rebuild that section, and address whatever allowed the damage to happen in the first place. Otherwise, the same problem usually comes right back. Catching it early is almost always less expensive than waiting until the damage spreads farther down the chimney. That’s why we recommend repairing the cause of the problem, not just the bricks that were damaged
