Almost always. Constant moisture slowly wears away the mortar joints over time and eventually causes cracking and separation. We remove the damaged mortar and install new mortar so water is less likely to continue working its way deeper into the wall. Making sure the ground slopes away from the garage instead of toward it can also help reduce future mortar deterioration. A lot of these problems come from driveway runoff, clogged gutters, or low spots that keep the area damp long after it rains. Once mortar begins opening up, winter freeze-thaw cycles can start loosening nearby bricks and the repair area often becomes larger if itโs left alone too long.
